Call 618-685-0557Radon is a colorless, odorless radioactive gas that occurs naturally in soil and can seep into any home — new or old, with or without a basement. According to the EPA, radon is the second-leading cause of lung cancer in the United States, after smoking. Testing is the only way to know your home's actual radon level.
A professional test gives you the facts, so you and your family — or your clients — can make an informed decision with confidence.

No. Under the Illinois Radon Awareness Act, sellers aren’t required to test, but they must give buyers the IEMA radon pamphlet and disclosure form and share any elevated results they already have. Most buyers choose to test during the inspection period. When a test is done for a real estate transaction, Illinois requires it to run at least 48 hours and be performed by a licensed professional.
Keep windows and exterior doors closed (normal coming and going is fine) starting at least 12 hours before the test and for the full 48 hours. Normal heating and air conditioning are fine, but don’t run whole-house fans or anything that pulls in outside air. See the full prep checklist.
Our 48-hour continuous radon test starts at $195. Contact us for multiple units or larger buildings.
The U.S. EPA recommends fixing a home at or above 4.0 pCi/L. In Illinois, radon mitigation must be done by a licensed mitigation professional. We only test, so our results are independent — and we’re happy to walk you through your report and next steps.
Your report is emailed shortly after the 48-hour test ends, and we can send it directly to your agent and title company.
